My
promise to you
Choosing the right home inspector can be a challenge. Unlike
most professionals, you probably will not get to meet me until
after you hire me. Furthermore, different inspectors have
varying qualifications, equipment, experience, reporting methods
and yes, pricing. One thing for sure is that a quality home
inspection requires a lot of effort and a lot of
work. Ultimately a thorough inspection depends heavily on the
inspector's own effort, knowledge, communication skills,
experience and quality of service. If you honor me
by enlisting my services for your inspection needs, I guarantee
that I will give you my very best effort.
All homes should be inspected
Having your
new or old home inspected is a wise decision. Protect your
investment with a Smartchoice Home and Mold Inspections. All
homes can suffer from structural, heating, cooling, roofing,
exterior, plumbing, and interior defects that may go unnoticed
by both the builder and the seller until they become a
substantial problem.
Are you buying a home?
Buying a
house is a major step in anyone’s life. After you finally find a
house that fits your needs, you will need to bring in a home
inspector to professionally evaluate the condition of the house.
Smartchoice Home and Mold Inspections
makes the home inspection step easy for you. We provide only the
best professional home inspectors to help you determine if this
home is right for you or if it may be hiding problems only seen
by the trained eye.
Benefits of
a Home Inspection
The cost of
a home inspection is very small relative to the home being
inspected. What you pay in inspection fees, you most certainly
get back in peace of mind, as well as the ability to negotiate
the asking price based on the defects a good inspector can
uncover. For most this is their largest investment to date.
You really need to know what you are buying! It is our
business to let you know the condition of the home you are about
to purchase.
What
really matters on a home inspection?
Buying a
home? The process can be stressful. A home inspection is
supposed to give you peace of mind, but often has the opposite
effect. You will be asked to absorb a lot of information in a
short time. This often includes a written report, checklist,
photographs, environmental reports and what the inspector
himself says during the inspection. All this combined with the
seller's disclosure and what you notice yourself makes the
experience even more overwhelming. What should you do?
Relax. Most
of your inspection will be maintenance recommendations, life
expectancies and minor imperfections. These are nice to know
about. However, the issues that really matter will fall into
four categories:
-
Major
defects. An example of this would be a structural failure.
-
Things
that lead to major defects. A small roof-flashing leak, for
example.
-
Things
that may hinder your ability to finance, legally occupy or
insure the home.
-
Safety
hazards, such as an exposed, live buss bar at the electric
panel.
Anything in
these categories should be addressed. Often a serious problem
can be corrected inexpensively to protect both life and property
(especially in categories 2 and 4).
Most sellers
are honest and are often surprised to learn of defects uncovered
during an inspection. Realize that sellers are under no
obligation to repair everything mentioned in the report. No
home is perfect. Keep things in perspective. Do not kill your
deal over things that do not matter. It is inappropriate to
demand that a seller address deferred maintenance, conditions
already listed on the seller's disclosure or nit-picky items.
